Three people, one office above a saddler in Ludlow

Ruth trained as a building surveyor, Owen restored mills for the county for twelve years, and Priya does the sums. Between us we can tell you whether a barn will make a home and roughly what it will cost to get there.

We take on a handful of buildings at a time, visit every one with the buyer, and stay on the phone through the conversion if you want us to.

Before you buy a conversion

  1. Ask for the listing. Most of our mills and chapels are listed, which shapes every window you want to change.
  2. Get a specialist survey. We can recommend three surveyors who know lime, oak and stone.
  3. Add a third to the builder's estimate. Old buildings always find something.
  4. Check the water. Mills come with rights and duties on the river; barns often come with none.

Frequently asked questions

Do you only sell finished conversions?

No. About half of what we sell is still a barn, a mill or a chapel, with or without planning. We say clearly which is which.

Which areas do you cover?

South Shropshire, north Herefordshire and the Welsh side of the border, roughly an hour from Ludlow.

What do you charge sellers?

1.4% including VAT, no sale no fee, and photographs by someone who likes old buildings.

Can you help with planning?

We are not planners, but we know which conversions got through and why, and we will introduce you to people who are.
