We build the shell and then we stop. Structure, skin and roof — and on the inside nothing at all, because somebody else is better at that than we are.

What a shell costs
Stacked white volumes in flat daylight, no glass fitted yet. A pale arched corridor running away from the camera, empty.
A concrete deck curving over an empty courtyard. A white house with a deep cut window and a bare courtyard.

Project 01 — Structure

Foundations, frame, floors and stairs. We pour, we lift, and we leave while the concrete is still grey. Twenty-two of these last year, most of them for housing associations that fit out their own buildings.

A banded facade rising against an open sky. A curved facade sweeping out of the frame.
A rust-coloured wall folding away against a blue sky. A folded white panel wall catching low side light.

Project 02 — Skin

Facade, glazing, and the joint between the two. That joint is where almost every argument on a building site happens, so it is where almost all of our drawing time goes. We will not take on a facade without the roof above it.

A spiral ramp winding up towards a roof light. Towers seen straight up into white light.
Two towers seen from below, meeting overhead. A low skyline under a wide, flat sky.

Project 03 — Roof

Roofs, roof lights and everything above the top floor. Half of this is work on buildings somebody else put up, and it is the only way we ever touch a building we did not start ourselves.

Before you ask

What is in it
Ground works, structure, floors, stairs, facade, glazing, roof and the openings through all of it. The building is wind and watertight and it has a working front door.
What is not
Everything you can see once you are standing inside. No partitions, no plaster, no floors, no kitchens, no paint, no wiring beyond the meter cupboard.
When you get the key
On the day the roof closes, not on the day the scaffolding leaves. Your own trades can start while our scaffold is still up, and most of them do.
Who does the rest
You do, or somebody you appoint. We will hand over drawings to them and answer the phone for a year, and we will not recommend anyone, because we would be guessing.
Drawings
You get the structural set, the facade details and the as-built survey, in a format that opens without our software. They are yours; we keep a copy for the guarantee.
Guarantee
Ten years on structure and roof, five on the facade, and nothing at all on work that a later trade has opened up again. That last line is the one people miss.
An angular glass wing standing against a pale sky. A white ribbed shell curving away, unfinished inside.
